
RPRG prepares market feasibility studies for market-rate rental housing projects, including many using local bonds and/or insured through the HUD 221(d)(4) mortgage insurance program. Working with developers and mortgage underwriters, RPRG has successfully completed market studies for projects submitted to HUD offices throughout the nation.
Types of rental communities we evaluate include:
• Luxury high-rises with extensive amenity and feature packages;
• “Big House” communities with individual entries and integral garages;
• Garden apartments with and without structured parking;
• Senior market-rate rental communities (SMRRCs);
• Rental townhouse communities;
• Adaptive reuses of non-residential buildings to residential and/or mixed uses;
• Substantial rehabilitation of existing rental communities;
RPRG often works as part of the development team to position the product within the marketplace. Determining the competitive price position of the product, the nature of the target market, and the composition of the unit features package and community amenities package are all part of this process.
